What a real buyer asks — and what they don't

People give themselves away in their questions. Not in what they claim, which is easy, but in what they're curious about — and buyers are curious about a very specific and predictable set of things.

Real buyers ask about money and logistics. Taxes, HOA, the roof's age, what the sellers paid, how fast they need to close, whether the schools are zoned the way the listing says. These questions are boring, and that's the point: they're the questions of someone actually doing arithmetic.

What real buyers rarely ask about is you. Whether you're showing this one alone. What your afternoon looks like. Whether the sellers are around. Whether anyone else is coming today. Those aren't property questions — they're situation questions, and they're about the conditions of the appointment rather than the asset.

The move isn't to interrogate anyone. It's to notice the ratio. One situational question in an hour of tax and roof questions is a person making conversation. Several situational questions and no arithmetic is a different appointment, and you're allowed to end it early.

Agents who haven't been taught this carry a vaguer version of it — a sense that something is off, with no way to name what.

Unnamed unease is the most expensive kind. You can't act on it, so you override it, and overriding costs you twice: once in the moment, and again in the days afterward when you replay it. Named, it becomes information. You can weigh it, decide, and move on.

That's most of what training does. Not making you braver — giving you words for what you already noticed, so the noticing turns into a decision instead of a feeling you carry home.

Agents get stuck on justification — as if ending a showing requires evidence that would hold up if questioned.
